Where leaks show up in Salisbury
Where the unit sits decides how urgent a leak is, and in Salisbury that is not uniform. Utility room, closet, crawlspace and occasionally a true basement, which is rarer everywhere else in our area but does turn up in the older Salisbury stock. Access and the route in are the two things that move the price here, and we establish both before the visit rather than after.
That matters more than the leak itself. Water escaping from a unit in a garage is an inconvenience. The same leak from an attic or an upper-floor closet is a ceiling, and it is the one case where we would rather you shut the cold inlet and call than wait for the morning rate.
- From the tank body: the unit is finished. A perforated shell cannot be patched, and anyone who says otherwise is selling you a delay.
- From the relief valve discharge: usually pressure rather than a failed valve. Put a gauge on a hose bib before replacing anything.
- From a fitting or connector: genuinely repairable, and frequently a $150 to $300 job rather than a replacement.
- Pooling with no obvious source: often condensate or the pan drain rather than the heater, which is worth establishing before anyone quotes you a tank.

What Salisbury itself changes
The housing in Salisbury
Salisbury has one of the most substantial historic housing stocks in North Carolina. The Salisbury Historic District alone counts hundreds of contributing buildings, and it is joined by the North Main Street district, largely built between about 1900 and 1930, plus the Brooklyn-South Square and North Long Street-Park Avenue districts. Late Victorian, Colonial Revival and Craftsman bungalows in quantity. That is a wonderful place to live and a genuinely awkward place to fit a water heater, because almost none of those houses were designed around one.
The pipe era
The pre-1930 districts are prime territory for galvanised supply still in service, and for a heater that has been replaced several times without anyone touching the pipework around it. Weak flow on hot and cold together is the supply. Weak flow on hot alone is the heater or a heat trap nipple, and those are very different bills.
