Gas, venting and the permit in Belmont
A tankless conversion is a permit job without exception, because it changes the fuel routing, the venting, or both. In Belmont that goes through the City of Belmont for zoning, then Gaston County for the building permit, and we pull it rather than working around it.
Three things decide whether the install is straightforward or not:
- Gas line capacity. The single most common reason a tankless quote comes in higher than expected. We size the line to the real load rather than assuming the existing one will do.
- Venting. Condensing units need their own sealed venting and a condensate route. Where the old tank vented into a shared flue, that flue may now be oversized for whatever is left on it.
- Where it goes. Utility room, closet and crawlspace through the mill villages, where the space around the heater is often just large enough for the heater that is in it. Garage in the newer building. If you are replacing in a mill house, the size of the doorway matters as much as the size of the tank.
One thing to check before you shop on price: electricity here comes from the City of Belmont, not Duke Energy. Any heat pump water heater rebate quoted to you against a Duke tariff at a Belmont address is being quoted against the wrong utility.

What Belmont itself changes
The housing in Belmont
Nearly twenty textile mills were built in Belmont up to 1930, and the mill villages that housed their workers are still standing and still lived in. Those are small, older houses with small, older utility spaces, and they sit alongside a wave of newer riverside and infill building that has arrived in the last fifteen years. The two need different conversations: the mill houses are usually a question of what will physically fit and what the wiring will carry, the newer builds are a straight repair-or-replace decision.
The pipe era
The mill-village stock is where galvanised supply is most likely to still be in service in Belmont, and it restricts hot and cold together. Newer riverside building is copper or PEX.
