Gas, venting and the permit in Davidson
A tankless conversion is a permit job without exception, because it changes the fuel routing, the venting, or both. In Davidson that goes through Mecklenburg County alongside Town of Davidson planning, and we pull it rather than working around it.
Three things decide whether the install is straightforward or not:
- Gas line capacity. The single most common reason a tankless quote comes in higher than expected. We size the line to the real load rather than assuming the existing one will do.
- Venting. Condensing units need their own sealed venting and a condensate route. Where the old tank vented into a shared flue, that flue may now be oversized for whatever is left on it.
- Where it goes. Utility room, closet and crawlspace in the older centre. Garage and attic in the newer subdivisions. Attic installs are the ones we want to know about on the phone, because a leak in an attic is a different urgency from a leak in a garage.

What Davidson itself changes
The housing in Davidson
Davidson is a college town with a genuinely old centre around the campus and a steady stream of newer building around it, some of it very recent. The older houses near the college have the problems old houses have: tight utility spaces, heaters fitted where there was room rather than where there should have been, and discharge pipes that were run before anyone was checking. The newer building is straightforward by comparison.
The pipe era
Mixed with the build years. The oldest properties near the campus may have galvanised in service; the newer stock is copper and PEX.
