Before you replace it in Landis
Our published rule applies here exactly as it does in Charlotte, and it is the same rule whoever answers the phone:
- Under 8 years old: we repair it. Elements, thermostats, gas valves and dip tubes are serviceable parts on a tank with years left in it.
- 8 to 12 years old: we repair it if the fix lands under about $500. You are risking $250 to defer $2,000.
- Leaking from the tank body, at any age: replace it. A perforated tank cannot be patched.
What decides which of those you are in is partly the water. Yours comes from Salisbury-Rowan Utilities, and that is the supply whose chemistry has been working on the inside of your tank for its whole life. Where the water is soft and lightly buffered it corrodes rather than scales, which means tanks end by anode depletion and perforation rather than a slow decline. A leak from the shell is a genuine end-of-life signal here rather than something to nurse along.
One thing to check before you shop on price: electricity here comes from ElectriCities rather than Duke Energy, not Duke Energy. Any heat pump water heater rebate quoted to you against a Duke tariff at a Landis address is being quoted against the wrong utility.

What Landis itself changes
The housing in Landis
Landis was incorporated in 1901 and built around textile milling, and the housing that came with the mills is still the backbone of the town. Small, older, owner-occupied houses with small utility spaces, surrounded by later building. Most water heater calls here are on their second or third tank, and the constraint is usually physical rather than financial: what will actually fit in the space, and what the existing wiring or gas line will carry.
The pipe era
Old enough that galvanised supply is a live possibility. If your hot and cold are both weak, that is the supply line, and replacing the heater will not change it.
